        Find a property you would like to buy that has an assumable mortgage. This will take lots of footwork. Generally, an owner or agent will advertise that a property has a loan that is assumable. The only types of mortgages that are assumable are adjustable-rate and FHA mortgages.

I never signed anything with the bank and they won't even give me an end of year statement because the loan is not in my name. With the market so down, this house is upside down. Can I just gave the bank the keys and say have a nice day and walk away?

      VA loans are assumable too. You do not have to be a veteran if the seller is willing to give up their eligility for another VA loan for as long as the current loan is outstanding.
